Sales are up, inventory is down, and prices are holding. Naples closed 623 sales in September 2026, up from 608 a year earlier. The median closed price was $575,000, up 4.5% from $550,000. Inventory fell 17.3% to 4,240 homes, and supply sits at 5.5 months, down from 7.8.
Every figure in this post comes from the Naples Area Board of Realtors September 2026 market report, released October 23. It covers Collier County, not including Marco Island.
The September numbers
- Closed sales: 623, up 2.5%
- Pending sales: 702, down 6.8%
- Median closed price: $575,000, up 4.5%
- New listings: 1,073, up 4.8%
- Homes for sale: 4,240, down 17.3%
- Average days on market: 99, down from 107
- Months of supply: 5.5, down from 7.8
Year to date, closed sales are up 15.1% and pending sales are up 19%. New listings jumped 35% from August's 792, the first sign of seasonal sellers coming back. Year to date, new listings are still down 8%.
Houses and condos
Single family homes: 332 closed sales, up 2.5%. Median $747,500, up 3.1% from $725,000. Inventory 2,072, down 16.7%.
Condos: 291 closed sales, up 2.5%. Median $400,000, down 2.4% from $410,000. Inventory 2,168, down 17.9%.
Under $300,000, there were 555 homes for sale and 470 of them were condos. If you want a single family home at that price in Collier County, you are choosing from about 85.
If you are selling this season
The median has now sat at $575,000 for two months in a row. Less inventory than last year has not pushed prices up, and the September jump in new listings means more competition is on the way as season starts. Days on market held at 99.
Buyers are still paying for homes priced right and passing on the rest. Price it for the first weekend, not for where you hope the market goes this winter. My seller page covers how I set a list price.
If you are buying
Pending sales fell 6.8%, and brokers quoted in the report point at mortgage rates, which they put above 7%, up from the high 5s in February. Fewer financed buyers means less competition if you can get your financing lined up early.
If you need a mortgage, look at new construction. A builder quoted in the report says national builders are offering $30,000 to $50,000 in concessions, paying closing costs, or buying rates down. That is real money on the table in a market where resale sellers are not cutting much. If you are still deciding where to live, my buyer page is the place to start.
What about Bonita Springs, Estero and Fort Myers?
Those three sit in Lee County, which reports through a different Realtor board, so they are not in these numbers. I keep them separate rather than blend two reports. For what each area is like to live in, see Bonita Springs, Estero and Fort Myers, or Naples. Last month's numbers are in the August update.
