It is family friendly and central, close to Coconut Point shopping, Florida Gulf Coast University, and Hertz Arena. If you want a newer home and a real community feel, Estero is often the best value in the region.
Estero is in Lee County, not Collier, so the tax math runs on Lee millage and Lee assessed values. Same method, different numbers than Naples.
The thing that catches Estero buyers more than anywhere else is the CDD fee. Because so much of Estero was built as master-planned development, a lot of these communities carry a Community Development District assessment on top of the HOA dues. It shows up on your property tax bill, not your HOA statement, and it can add real money to what you actually pay every year.
A community whose CDD is deep into a 30-year bond is a very different financial picture than a brand-new one with a fresh assessment.
