Naples sits at the southern end of Southwest Florida and carries the highest prices in the region. You are paying for Gulf beaches, golf, a walkable downtown along Fifth Avenue, and a long history as a destination. It draws retirees, second-home buyers, and people who want the established, polished version of Florida.
I live in Verona Walk here in Naples. That is not a marketing line. It means when you ask me what a community is actually like to live in, whether the traffic on 951 is as bad as it looks, or how a neighborhood handles a storm, you get an answer from someone who is here year round.
Naples is in Collier County, which matters more than most buyers expect. Collier sets its own millage rates and assessed values, and they are different from Lee County a few miles north. The homestead exemption and the Save Our Homes cap can change your bill substantially, and the savings reset when a property changes hands. Budget for the first year at the new assessed value, then file your own homestead the following January.
Insurance is the other number that surprises people. Buyers get comfortable with a price, go under contract, and then get a quote that adds hundreds a month to the payment. The deal can still work. You just want to know going in, not after the inspection period closes. Roof age, flood zone, and wind mitigation all move the number.
Naples covers a lot of ground, from Old Naples near the beach to North Naples to the newer construction out east. The right answer depends on whether you are here full time or seasonally, whether you want to walk to dinner or drive to it, and whether you want established trees and character or a brand-new build.
On the active-adult side, Valencia Trails in North Naples and Del Webb Naples out in Ave Maria are two I get asked about constantly. They sit at very different price points and suit very different buyers.
