Fort Myers is in Lee County. Same property tax method as everywhere else in Florida, but Lee millage and Lee assessed values, which run different from Collier County to the south.

HOA exposure is where Fort Myers separates itself. It runs noticeably cheaper than Naples outside the gated belt, and there are plenty of neighborhoods here with no association at all, which simply do not exist in Naples. If low monthly overhead is the goal, this is the market for it.

Insurance deserves a closer look here than anywhere else on this list. Fort Myers Beach carries meaningfully more exposure than inland Fort Myers, and flood zone matters enormously.
